Just Sold | Sand Pebbles | Unit 7 | Destin, FL

2 Bed  |  2.5 Bath  |  1,257 Square Feet  |  Selling Price: $470,000

Another of our repeat clients purchased this great little unit at Sand Pebbles on Scenic 98! This is the second resort property we helped them purchase. Savvy investors from Pennsylvania but regular visitors of the Destin area, they decided to add to their extensive real estate portfolio with the purchase of this unit. With young children who love the beach just as much as they do, a full-time move to Destin may be in the stars for them. We'd love to see that happen! There has been a massive influx of people moving to Florida, and we understand why!

This fabulous two-story townhome along Scenic 98 is located right across the street from the white sands and emerald green waters of the Gulf of Mexico offering spectacular unobstructed views. With fun coastal décor, an open floor plan, fabulous views from the second-floor master suite, and just steps from the gated beach access – this unit is the perfect beach getaway. Along Scenic 98 you’ll find plenty of restaurants to enjoy. Venture west to Destin Harbor for more entertainment and restaurants, or head east to popular 30A. A great central location to all the fun along the Emerald Coast!

Just Sold | 913 Sara Drive | Shalimar, FL

5 Bed  |  4 Bath  |  2 Half Bath  |  5,148 Square Feet  |  Selling Price: $937,500

We're so happy we could assist our life-long friend and loyal client in selling his lovely waterfront home in Shalimar. Over the years we have represented him when buying and selling investment properties, raw land, and single-family homes. This home was a much-loved residence, but it was simply time to downsize. It has been a real honor to represent him!

Gorgeous waterfront home located on the Bayou in Shalimar Plantation! Private setting surrounded by mature landscaping, with 107 feet of waterfront, private dock, boat lift, pool, and wonderful views! The home's finishes provide both comfort and elegance. The living room has a fireplace, built-in cabinets, and natural light. The secondary living area overlooks the pool and backyard and is just off the spacious kitchen for spectacular entertaining. The master suite on the first floor features waterfront views and access to the delightful back porch. The master bath has a double vanity, separate tiled shower, jacuzzi tub, and walk-in closet. Four additional bedrooms and two full baths can be found on the second level along with a gathering room and balcony. A wonderful family home!

This was a beautiful home to shoot and market. With stunning waterfront and awesome features throughout the property, we made the most of these aspects and featured them in our marketing plan. Check out the various ways we marketed the property to reach potential buyers.

In addition to professional photography, we produced a video tour of the unit and community to send to potential buyers.
We sent mobile-friendly email flyers to our database of investors and agents that linked to both the property website and video tour for ease of access in learning more about the unit and surrounding area. The property was also featured on Zillow, Trulia, and Realtor.com, as well the internationally renowned Remax.com.

Getting Ready to List

Before even signing the papers for a realtor to list your property, it's always a good idea to go through a checklist of things to get your home or condo ready. This isn’t the time to build a deck or start a big remodel. You are just doing the essentials to get it on the market. Help yourself by making a list of the most important things that should be done, like the items listed below!

Declutter.
We've spoken before on the importance of decluttering. It makes the house photograph bigger and allows potential buyers to mentally place their personal items in the room when they do a walkthrough. Prospective buyers will come into your house and look in every closet, and even the kitchen cabinets. Make sure they look as neat and uncluttered as possible.

Make Repairs.
Do you have a railing that needs to be painted, kitchen cabinets that need a quick touchup, even burnt out lightbulbs? Now’s the time to get all of the little cosmetic jobs done that never seemed important enough to finish. Your property will be put under the microscope when buyers come through, so you want them to see it in the best light possible.

Clean Up the Yard.
Whatever the time of year, you should try to do what you can to make your yard or patio look its best. Put away the shovel or broom that is leaning against the house and pick up the sticks scattered around your yard. Set up the deck with a nice patio set and an outdoor rug, even if it’s winter. You want the outside to look as good as the inside.

Give Your House a Good Cleaning.
Once you’ve decluttered and made necessary repairs, it’s time to give your house a thorough cleaning. That means dusting, vacuuming, cleaning dirty rugs, washing windows, and even pressure washing the outside when necessary. Your kitchen should be spotless too. Spend the extra time to clean the oven, replace drip pans, and make sure the fridge is presentable and smelling good. Remember, buyers look at (and in) everything when they come into your home, and stoves and refrigerators are not exempt from scrutiny.

Showing Your Home In Its Best Light.
When your home is ready and on the market, and you get that first exciting call that someone wants to see it, there are a few things you need to do before you walk out the door to let it be shown.

  • Make all the beds, clean up the bathroom, and clear your kitchen counters.
  • Turn on every light in the house and open all the blinds.
  • Make sure your house smells its best. If you have fair warning, light a couple of candles or get a diffuser going.
  • Remove pet toys and bedding. Put them in a locked armoire, garage, or even in your car. Take your pet with you. It’s not always convenient, but not everyone likes pets.

Are you ready to list? We can help you get your property ready to place on the market. Reach out to us anytime and we'll be happy to help.
