6 Bed  |  5 Bath  |  3,024 Square Feet  |  Selling Price: $900,000

We helped our client, a doctor from St. Petersburg, purchase a home last year for use as a vacation rental. He's had such great success with it that he decided to expand his real estate portfolio and invest in another home in Miramar Beach

This is a beautiful six-bedroom five-bath vacation home located south of Scenic Gulf Drive in Miramar Beach. This beach home is just a 3-minute walk to the crystal clear waters of the Gulf of Mexico. The home features three master suites on each level. Balconies on each level allow you to enjoy the sea breeze and salty air. The spaciously tiled main floor has an open area that comprises the kitchen, dining, and living areas. There also is an additional area for the kids on the second floor. Just Sold | Jetty East | 206B | Destin, FL

2 Bed  |  2 Bath  |  1,030 Square Feet  |  Selling Price: $275,000

Our clients from Georgia have loved visiting Destin and staying at Jetty East for years. Since 2014, they have been on the hunt to purchase the right unit at Jetty East. We've been keeping them on top of the market, and when this unit came up we knew it was the right time and the right price for our clients. We're so thrilled they've finally invested in paradise!

Here's what our client had to say about working with us:

"My family has been enjoying the beaches of Destin for 20 years and for the past 4 years Jay has kept us informed and updated on the market. Yes, it took us 4 years to make the leap, but Jay stuck with us. He is one of the most patient people we have ever met. This was our first Florida condo purchase and he helped educate us all along the way. And since we were purchasing from out of state there was even more we had to learn. Jay not only did what he said he would do but always exceeded our expectations. He made himself available whenever we needed him through emails, phone calls, texts or our last-minute trips to Destin. There was never a question for us that we were in the best hands with Jay representing us. Jay treated us more like friends than clients. Thanks to Jay we finally have our very own "Happy Place"!"    - Angie

This second floor unit at Jetty East is the perfect little getaway. Two bedrooms with two beds in each room provide ample sleeping arrangments for the family. The fully equipped kitchen with a breakfast bar overlooks the dining and living areas. The living area provides comfortable seating and exits to the balcony where you'll find stunning views of the East Pass, Lake Christina, and Crab Island. Watch the seasonal fireworks, fishing boats returning with their catch and beautiful sunsets all from the comfort of this great little coastal paradise!

Jetty East, a gated Gulf-front resort community, is conveniently located just a mile and a half from the bustle of Highway 98 where you can find fantastic restaurants, an abundance of shopping, and attractions for everyone in the family. The emerald green waters of the Gulf and the 900 feet of beaches brings no end to the adventures available. Sunning, swimming, parasailing, kayaking, paddleboarding, sandcastle building, crabbing or just relaxing. Enjoy the walk to the Jetty bordering the East Pass where you can fish, snorkel, watch the coming and going of the boats, or enjoy the natural wonders that surround you. A great location to spend in paradise!

Getting Ready to List

Before even signing the papers for a realtor to list your property, it's always a good idea to go through a checklist of things to get your home or condo ready. This isn’t the time to build a deck or start a big remodel. You are just doing the essentials to get it on the market. Help yourself by making a list of the most important things that should be done, like the items listed below!

Declutter.
We've spoken before on the importance of decluttering. It makes the house photograph bigger and allows potential buyers to mentally place their personal items in the room when they do a walkthrough. Prospective buyers will come into your house and look in every closet, and even the kitchen cabinets. Make sure they look as neat and uncluttered as possible.

Make Repairs.
Do you have a railing that needs to be painted, kitchen cabinets that need a quick touchup, even burnt out lightbulbs? Now’s the time to get all of the little cosmetic jobs done that never seemed important enough to finish. Your property will be put under the microscope when buyers come through, so you want them to see it in the best light possible.

Clean Up the Yard.
Whatever the time of year, you should try to do what you can to make your yard or patio look its best. Put away the shovel or broom that is leaning against the house and pick up the sticks scattered around your yard. Set up the deck with a nice patio set and an outdoor rug, even if it’s winter. You want the outside to look as good as the inside.

Give Your House a Good Cleaning.
Once you’ve decluttered and made necessary repairs, it’s time to give your house a thorough cleaning. That means dusting, vacuuming, cleaning dirty rugs, washing windows, and even pressure washing the outside when necessary. Your kitchen should be spotless too. Spend the extra time to clean the oven, replace drip pans, and make sure the fridge is presentable and smelling good. Remember, buyers look at (and in) everything when they come into your home, and stoves and refrigerators are not exempt from scrutiny.

Showing Your Home In Its Best Light.
When your home is ready and on the market, and you get that first exciting call that someone wants to see it, there are a few things you need to do before you walk out the door to let it be shown.

  • Make all the beds, clean up the bathroom, and clear your kitchen counters.
  • Turn on every light in the house and open all the blinds.
  • Make sure your house smells its best. If you have fair warning, light a couple of candles or get a diffuser going.
  • Remove pet toys and bedding. Put them in a locked armoire, garage, or even in your car. Take your pet with you. It’s not always convenient, but not everyone likes pets.

Are you ready to list? We can help you get your property ready to place on the market. Reach out to us anytime and we'll be happy to help.

Just Sold | Sea Oats | 703 | Okaloosa Island, FL

2 Bed  |  2 Bath  |  1,040 Square Feet  |  Selling Price: $390,000

Another unit sold for our long-time investor!

Last year our clients had a profitable plan in mind when we assisted them in purchasing this unit at Sea Oats. The unit was in need of some repair, but they saw the potential and jumped right in. After getting the unit back in good shape and decorating it with their signature coastal style, they asked us to put it on the market. We went to work, got the unit sold, and they made a profit. We love it when plans come to fruition!

This 7th floor unit at Sea Oats is lovely. The bright coastal decor and Gulf views make for the perfect beach getaway or vacation rental. The living area features glass sliders leading to the Gulf-front balcony where you can spend your mornings relaxing and taking in the salty breeze. The kitchen and dining area offer plenty of room for the family. The master suite features Gulf views and a full attached bath. The guest suite has an attached bath also accessible from the hall. A sweet little paradise. Gross rental projections are at 35k – making this unit a great investment opportunity!

Sea Oats is a perennial favorite being family-friendly and conveniently located. Amenities include a Gulf-front pool, hot tub, grilling area, tennis courts, and a boardwalk straight to the beach. It's also close to shopping, entertainment, and restaurants at The Boardwalk, and just six miles from Destin. Paradise!

This was a great unit to shoot and market. With great amenities and a beachfront community, we made the most of these aspects and featured them in our marketing plan. Check out the various ways we marketed the property to reach potential buyers.

In addition to professional photography, we produced a video tour of the unit and community to send to potential buyers. We also created interest in the property by running ads on social media platforms including Facebook, YouTubePinterest, and Instagram.

We sent mobile-friendly email flyers to our database of investors and agents that linked to both the property website and video tour for ease of access in learning more about the unit and surrounding area. The property was also featured on ZillowTrulia, and Realtor.comas well the internationally renowned Remax.com.
