25th Annual Emerald Coast Poker Run & Boat Week | 2017

For the last 25 years, the Emerald Coast Poker Run has been making waves in Northwest Florida! Boat Week is a week long boating celebration on the Emerald Coast that rounds out with The Emerald Coast Poker Run. Benefiting the Emerald Coast Foundation, an organization that supports children’s charities and youth organizations in Okaloosa County, the Emerald Coast Poker Run and Boat Week events, have raised over 2 million dollars to date for its cause. Boat Week events and activities have been designed for the participation and enjoyment of the local community and all of our area visitors.

Tuesday | August 8th | 8 pm | Emerald Grande Mardi Gras Parade
Pull your boat and throw beads along the parade route!

Wednesday August 9th | 6pm AJ's on the Bayou presents Boat Week Blues, Brews, and BBQ 
The official kickoff party, at AJ’s on the Bayou! The kickoff party is traditionally a luau, but this year’s theme is “Blues, Brews and BBQ”. The event will offer food, live music and a chance to check out boats.

Thursday August 10th | Miss Boat Week Bikini Contest at The Block
Find out who is the 2017 Miss Boat Week at the annual bikini contest, which will include bikini bull riding this year.

These adjectives are the core of the current American lifestyle, and we have discovered that these are prominent buyer's hot buttons. Buyers are looking for communities that ameliorate the strains of a demanding and often hurried life. 

Current buyers don't want to drive long distances to work and then drive more to shop, eat, or play. Many second-home buyers and investors are also looking for these master-planned communities. They want to walk, ride a bike or take a quick trip on a golf cart to a location within their communities or to a venue close by. Entertainment, shopping, and recreation are dominant features of these communities. 

Master-planned communities have been around for decades, but in the last few years, the demand has increased dramatically. Buyers of all ages are looking for micro-communities that offer beautifully landscaped environs and mixed-used properties.

Closing the Deal

You are under contract, and the deal is due to close on an agreed upon date. What are your chances of closing on or before that date? According to a recent Realtor survey, almost 25% of contracts will face a delay in closing; another 5% will not close and will be terminated. So, what are the major impediments to closing on time? 

The number one cause of delay is financing. Approximately 36% of contracts will experience a postponement because of funding issues. As a buyer, the best thing you can do is get a lender pre-approval before you start your search. This will guide and give parameters to your property search. As a seller, you will want to ask for a pre-approval letter when the offer is presented. After the contract is executed, the buyer's work will begin with providing the lender with the many requested documents. If you are the buyer, do NOT buy anything large, charge excessively, or quit your job! One word of advice for all parties: Patience. 

The second closing hurdle is the appraisal, where 20% of transactions are delayed because the appraisals are not completed on time or are below contract price. When we work for you, we will give expert advice on market value. Our Comparative Market Analysis will give you a snapshot of the market value range. Remember, the lender orders the appraisal to confirm that the property is worth at least the contract price. Sellers, be real with your expectation of value. Buyers, understand that this appraisal ensures the lender's investment, but value is a moving target. 

The third most prominent closing threat is the notorious home inspection. Inspections stall closings approximately 15% of the time. Most required repairs are delineated in the contract, but there is room for interpretation. This is why sometimes we have to negotiate to find a sweet spot for both buyer and seller. The contract will also have a repair limit. 

As your real estate team, we will play a vital role in getting you to the finish line on time with minimal problems. Although some delays are unavoidable, knowing the pitfalls will help us get there on time.

July 4th Fireworks Along the Emerald Coast

On July 4th, fireworks celebrations will take place all along the Emerald Coast. Some of the celebrations take place before the 4th of July, so you can catch multiple fireworks shows. Check out the list below for many places along the Emerald Coast where you can celebrate! 



Destin 

Smoke on the Coast – July 3, 2017 – 9:00 pm – Start your Independence Day early at Destin Commons with great BBQ, live music, street performers, and kids activities. This 6th annual event benefits local charities. There will be 16 area restaurants and BBQ teams competing in the BBQ competition fighting for the People’s choice award of best BBQ on the Emerald Coast. BBQ tastings and live music starts at 5:00 pm and samples are $1 each. Fireworks are at 9:00 pm.
Red, White, and Baytowne – July 4, 2017 – 9:15 pm – The fireworks show at Baytowne Wharf starts at 9:15 pm, but the fun and celebration begins at 6:00 pm with kids activities, live music, and more!
4th of July Fireworks over the Harbor – July 4, 2017 – 9:00 PM – Enjoy a patriotic fireworks display at HarborWalk Village on Independence Day. Enjoy live music starting at 7PM. 

Seaside

Seaside 4th of July Celebration – July 4, 2017 – 8:30 PM – The annual Seaside Independence Day parade starts at 8:00 AM and goes from Seagrove to the Seaside Amphitheater. Kick back and enjoy live music by the Victory Belles at 7PM, followed by the fireworks show at 8:30 PM.

4th of July Fireworks on Navarre Beach – July 4, 2017 – 9:00 PM (or dark) – Fireworks will launch from Navarre Beach Marine Park and will be visible from both the beach and the sound side east and west of the Navarre Beach Causeway bridge.

Niceville – Valparaiso

Twin Cities Fireworks Show over Boggy Bayou – July 4, 2017 – DUSK – The fireworks will be launched over Boggy Bayou at Dusk. There will be plenty of kids activities such a train ride, bounce house, and a water slide. Bring the whole family and spend the day celebrating Independence Day! The most popular places for public viewing of the annual fireworks show are Lincoln Park, Lions Park, and the Turkey Creek area in Niceville. Parking is limited.
